Major
events occurred creating a favorable scenario
for the success of the Newport Subdivisions
- The
completion of Beltway 8 and the freeway extension of Highway 90 to intersect
the Beltway. The Beltway has made the southeast side of the Lake Houston
much more accessible:

30 minutes to downtown Houston and Intercontinental Airport.
- 20
minutes to the ship channel area.
- 40
minutes to Hobby Airport.
Additionally, the Beltway has had a significant impact on the development
of the westerly sections of Woodforest Subdivision in Channelview and
Summerwood near Humble, both of which front onto the Beltway.
- The
current Houston and area economy and the economic recovery of the oil patch
is projected to add over 60,000 new jobs annually in Houston for the next
5 years, especially in the eastern section of the city.
- Conversion
of Newport Golf Course and Conference Center into a public facility and
the renovations to the course and club facilities have created an affordable
golf course community.
- The
northwest section of Lake Houston is largely built out making the east side
of the Lake more attractive.
- The
shortage of residential lots available for builders exists throughout the
Houston market, especially in the northeast quadrant.
- The
cost of the new lots being developed in comparable subdivision is greater
than $11,000 per lot with sizes averaging 60' x 100'. The average cost of
lot within Newport is anticipated to be about $11,000 with lot sizes averaging
more than 80' x 120'.
- Harris
County is extending North Diamondhead Boulevard across Gum Gully making
the north section of the subdivision more accessible. The start date is
projected to be during the 4th quarter of 2001.
